We were approached by the owner of this new, Grade A building in Leatherhead, to appraise for conversion to a business centre.Having carried out an initial appraisal, we then project managed the complete conversion process, including:
- A market assessment of the potential for the building to succeed as a business centre
- A thorough and detailed financial assessment, including 1-5 year cashflows
- An analysis of the building running as a business centre as opposed to running as traditional office space
- Full specification for conversion of space, including broadband, telephone system, CCTV, access control, partitioning, furniture
- Full branding and marketing programme, including full suite of legal paperwork required to operate the centre on a daily basis

The work to convert the building into a business centre was completed on time and under budget, with a three month turnaround from sign-off to completion. By specifying the right products at competitive prices, we achieved savings of over £200,000 on the set-up and fit-out works alone.
The building was opened in September 2010, and by January 2011 the first phase was 50% occupied. A second floor of serviced accommodation was commissioned in February 2011. Traditional office letting enquiries for the remaining space have increased substantially since the business centre opened.
We have retained an ongoing consultancy role.
